Meet Nex-Gen

Billi Jo was raised in Clarksville, TN and has a passion for multifamily property management. She began her career in commercial property management in 1996. In 1999 she focused on her true heart and passion, the multifamily property management industry. She has successfully operated numerous multifamily communities and portfolios beginning with unit-based section 8 housing, then LIHTC and luxury communities, and over the last eight years focused in private property management as the Director of Property operations focused on luxury class A development and lease-ups throughout Tennessee, Arkansas, Alabama, Kentucky, and Kansas.

Mid-way into 2018, she, along with her partner Benjamin Stanley, opened Nex-Gen Management. Nex-Gen Management is the only focused multifamily management in Clarksville and growth has been phenomenal. From acquisition, Nex-Gen Management provides third party management services for clients with assets beginning at 48 units or more in a single location.

In addition to her responsibilities, Billi Jo found a serious lack in the education of the local rental market community. Hence, with no apartment or rental association within a reasonable distance, she set out to find an avenue to develop that. Thus, in 2016, with her passion to provide and educate the public with quality, ethical practice, and leadership, the Property Management Association of Clarksville (PMAC) was formed. PMAC, a non-profit membership group, meets monthly with over 200 members and growing. Over the span of her career, she has received numerous awards and certifications.

With a solid reputation within the Property Management Industry, she is known for providing strong leadership, dynamic teams with an innovative approach to customer service, creative marketing strategies.

Billi Jo is married to James Suiter with whom they share two adult children and four amazing grandchildren. When not working, Billi Jo enjoys the outdoors, hiking, and spending time with family and friends.

Ben is a U.S. Army veteran who settled into the Clarksville TN community after his military service with 101st Airborne Division and 2nd Infantry Division. Since 2003, he has been a licensed Realtor, now Broker, community business owner, and real estate investor in and around the Clarksville area.

Ben has been investing in real estate since 2005, starting with the purchase of a single-family rental. He built a 30-million-dollar plus personal portfolio of commercial, multifamily, LIHTC, land, and single-family properties in the TN, KY, and FL markets. He opened My Place Realty & Property Management to manage his personal investments and more than 600 scattered site properties in Clarksville TN. He is also a partner in Nex-Gen Management that is focused on large multifamily management. Ben has also successfully owned and operated a retail franchise for 5+ years and sold to a national brand, obtained his general contractors license (retired) and built single family homes.

Ben is married to Jodi test and has 2 daughters, Natalie and Nicole, and a grandson Coleson. When not working you can find Ben with his family, on a tractor, or on a great vacation

Katie was raised in Orfordville, WI, and has been in the multifamily industry since 2014. In her years of property management, she has successfully taken struggling properties and turned them into profitable and enjoyable communities. Katie has managed properties in the states of Wisconsin, Virginia, Kentucky, and Tennessee.

In addition to her responsibilities, Katie sits on the Property Management Association of Clarksville (PMAC) board in which her focus pertains to marketing. Bringing new vendors and members to PMAC by way of marketing, helps the entire property management field succeed.

Katie is married to Andrew, a stepmom, and has two cats and a dog. When not working, Katie enjoys camping, hiking, and fishing. Having cookouts with friends is something she truly loves to do.

Meet Laura Heringlake! Laura is the Community Manager at The Metro and The Redwood Apartments located in Murfreesboro, TN. Growing up in Nashville, Laura moved to Murfreesboro 16 years ago and lives with her husband and her three beautiful daughters. She has been in the residential industry for over 20 years. She has a true love for property management. Outside of work, she loves to spend time with her family, tell stories about her girls and volunteering for multiple nonprofit organizations.

Casey is from Murfreesboro, TN and has worked in property management since 2016. She focuses on providing great customer service and meeting her resident's expectations.

Casey is married and a mom to two wonderful kids. When not at work Casey enjoys spending time with her family, taking trips, and enjoying all the Clarksville has to offer.

Mandy was raised in Charlotte, TN. After high school, she attended the University of Tennessee at Martin where I received a B.S.B.A. with a concentration in Accounting. After graduating college she settled in rural Northwest Tennessee and began her career in Multi-family housing. With 2 years in multi-family housing, she decided to focus her career in accounting and customer service. As the years went by she was led back to multi-family housing where she has been for the past 8 years. Mandy's housing passion is in the affordable housing sector having focused experience in RD rental assistance, LIHTC, Project-based Section 8, and some conventional housing. She has held titles as a property manager and regional manager in west Tennessee and Southeast Missouri.

When Mandy is not at work she enjoys traveling with her son Chase while Friday nights are held solely for Rebel Football and cheering on #76; she is Chase's biggest fan. She also enjoys long drives down the back roads of the county with her dog.
